How did you get that condo? West End edition

Here for the weekend from Boston, Heather was hoping to find a cute place to call her own.  She was dreaming of a landing pad where she could walk downtown and bump into her new neighbors for a friendly conversation. 

Erin showed her 22 Pine St #1 in the early hours on Saturday morning.  High ceilings were the first to make an impression.  A comfortable living room with generous windows brought the light into the room.  It was easy to imagine relaxing on the gray couch especially with the mantled fireplace in view.light 

The living room lead into a gray-toned kitchen with a real hood!  With the pull up bar, it would be perfect to have new friend over.gray

Walking to the back of the unit, the bedroom came with a pleasant surprise: another fireplace!

Heather was clear.  This was the place.  But what strategy would work to snag it in this fast-paced market.  Speed is the name of the game.  Erin and Heather quickly assessed the condition of the unit and the building.  Within the next hour, Heather reviewed the condo docs including all the rules and regulations and recent meeting notes to look for any red flags.  The final decision was the price.  Heather decided to make a strong play for the condo.  She made an offer a couple thousand above asking to secure her spot.  Beyond the price, the real trick was being pre-approved, which paves the way to make a strong offer within hours of seeing a property.  Upon making our offer, we learned that another offer came in the same day.  The next morning brought jumps-for-joy as Erin got the call that Heather's strong financing and slightly-over-asking offer won the day.  Congratulations Heather!
